On-site at 2-4 Market Place | June 2025

Jul 8, 2025Construction Progress

Another month has gone by on site at 2-4, and the team has made significant strides toward completing both the historic granary roof and the broader roof structure. Interior framing advanced rapidly, layouts were finalised, funding applications and marketing plans all moved ahead, and preparations began for September’s Heritage Open Days Week.

Major construction milestones

One of the most visible developments this month has been the near completion of the structural work on the granary roof. This has been a delicate and complex task, and the team is now in the final stages of securing this key heritage feature.

Across the rest of the site, further roof works are also close to completion. Ensuring the buildings are fully weatherproof is a vital step in protecting the interiors and moving forward with more detailed construction work inside.

Internally, there has been significant progress too. The stud walls for the community kitchen space are now in place, beginning to give form to what will become an inviting communal area. Meanwhile, construction has also begun on the stud walls for the holiday let units, laying the foundations for the individual accommodation spaces.

The construction of the new core continues steadily. This area will eventually house key building services, including stairs, a lift shaft, and essential utility connections, all crucial to the functionality and accessibility of the finished development.

Interior planning updates

June also saw the confirmation of final kitchen and bathroom layouts for the holiday lets. This marks a major design milestone, allowing fit-out to begin this summer with a clear plan in place for each unit’s finish.

Funding and marketing advances

An Expression of Interest has been submitted to the Architectural Heritage Fund in the hope of securing additional capital support. This funding would help further protect the long-term viability of the project and support key restoration elements.

Alongside this, formal marketing for the site’s commercial spaces is set to begin. With work progressing well, it’s now the right time to begin these conversations.

Community and promotional planning

Looking ahead, the team has begun planning for September’s Heritage Open Days Week. This annual event offers a perfect opportunity to invite the public behind the scenes of the restoration. This celebration of heritage and architecture will see hard hat tours of the site launch, and made available for booking over the weekend of September 13-14, giving visitors a closer look at the craftsmanship and heritage conservation efforts underway.

What’s next

Over the coming month, the final roof coverings will be completed, fully sealing the buildings against the elements. Inside, work will continue on fitting out the holiday lets, including the installation of kitchens, bathrooms, electrics, insulation, and internal finishes. Marketing for the commercial spaces will formally launch, and plans for Heritage Open Days Week will continue to take shape. The team will also make further progress on the new core and begin fitting out the community kitchen.

“June has been transformative: the building is now weather-tight, and internal spaces are taking shape. We’re gearing up for commercial tenant outreach and excited to share our story at Heritage Week in September.” – Neil Castle

June 2025 has seen a tangible transformation across the site. From roofing and walling to interior planning and funding outreach, this month laid a strong foundation for the next phase of restoration. As we move into the height of summer, excitement is building around what’s still to come, and for the future role 2–4 Market Place will play at the heart of Caistor’s community.
